If you are a residential developer in Maharashtra handing over 50 to 500 units a year, Latch was built for your team, your buyers and your RERA file. If you are a national top-10 or a 20-unit family builder, we are not for you yet.

Pain on discovery calls

What we hear, paraphrased.

  1. 1. "Seventeen WhatsApp groups across four projects. Every Friday someone asks about the slab. I answer the same question every week in three groups."
  2. 2. "Payment tracking is a Google Sheet two people edit. When the auditor asks ‘show me receipts sent to Flat B-1402’, we dig through Gmail for twenty minutes."

How Latch answers the pain

One app replaces the WhatsApp group

Your buyer opens your app — your logo, your colour, your support number. They see their unit, schedule, receipts, your construction updates, and they raise tickets with photos. You still have a WhatsApp wallet — for payment reminders and update broadcasts that land in their actual WhatsApp, without a group.

One portal, one truth, three roles

Sales, projects, site ops — all in one portal with enforced permissions. Sales reps cannot drop customers. Staff cannot edit a payment plan. Your VP sees the dashboard. Your auditor sees the audit log. The RERA file writes itself as you work.

One database, named after your firm, in AWS Mumbai

Not a shared pool with a tenant_id column. A database named latch_tenant_<yourslug> in AWS Mumbai with backups and point-in-time recovery. If you leave, you walk out with the full database — one command, no negotiation.

Hard "NOT for" list

Saying no up front saves both sides a Zoom call.

  • National top-10 developers.

    You have enterprise CRMs and an implementation partner. Our 15-minute call and week-to-live does not fit your procurement.

  • Developers handing over fewer than 20 units a year.

    You do not have the team density to justify the portal. WhatsApp and a shared drive are fine. Revisit us when you cross 50.

  • Developers who want a pre-sales / lead CRM.

    We start the day the buyer signs. If you need a lead funnel, use Sell.Do or LeadSquared. We coexist with your lead CRM today; CSV import or export is the fallback until a direct integration lands.

  • Plotted-development-only players.

    The product assumes a flat with a payment plan tied to construction milestones. Plots work, but the buyer app is over-built for the use case.

  • Commercial or retail developers.

    Specced for residential. Commercial lease and tenant management is a different product.

  • Projects not yet RERA-registered.

    We will not set you up until you can show us the RERA number.
